We have a three -stage program  to assist Buyers.  In the first stage many just wish to explore the market by themselves without a Realtor. This exploratory stage is very important because you can get a feeling for the different neighbourhoods  and work out  where you might wish to live. Some tips here are to walk or bicycle around the area, go into some of the nearby stores, talk to some people in the parks and ask residents how they like living in the location. All neighbourhoods have subtle nuances in social and cultural mix,  value systems,  age differences and so forth and these differences will be significant for your buying decision. We can assist you with this stage by giving you listing access with addresses sorted by  market areas and price. This service is very useful if you do not live on the Island. There is no charge or contract necessary  and it can  be discontinued at any time. In the second stage of their program buyers usually wish to start viewing  suitable properties and to understand the current contract procedures, financing procedures, inspection procedures  that are available to them, and the associated costs.  This second stage involves a client interview however we would do one listing tour beforehand to check out our mutual comfort comfort level in working together and to fine-tune the mutual expectations .We have lots of tips  to guide you in this stage. The client interview would usually take about an hour and we  would consider specifically at any typical issues adn trade offs associated with the type of property that you are interested in so that we know what to look for!  In this interview we would clarify our working relationship  with you in the form of a  Buyer' Agency Contract.

The third stage involves actively viewing  currently listed properties, making an offer once we are satisfied with a particular choice, negotiating terms and so forth.
